How Gypsum.mt works

Plasterers were one of the four trades the Construction Industry Skill Card was launched for in 2016, and the Building and Construction Authority now runs it — but in 2026 the regulations that would make the card compulsory were still being drafted, and the contractor licensing that came into force in July 2025 covers demolition, excavation and construction, not finishing trades. There is no licence a gypsum contractor must hold.

Frequently asked questions

How much does a gypsum ceiling cost in Malta?
No Maltese contractor publishes an installed rate: Shaw, GypsumWorks and CA Gypsum all quote after a site visit, and we found nothing else. What is published is the material — a standard sheet of plasterboard at €6.82 to €15.78 depending on size and supplier, about €4.40 per square metre, plus channels and hangers at €4.50 to €4.92 a length. The calculator prices a whole property from turnkeymalta.com's rate card, from €34 per square metre of floor area at Basic; individual ceilings are quoted on site.
How low can a false ceiling go?
The sanitary regulations, Legal Notice 227 of 2016, require a clear height of at least 2.60 m in a habitable room and 2.40 m in a non-habitable one. Beams and drop ceilings are allowed to take up to 30% of the ceiling area provided there is at least 2.0 m under them — which is why a light trough round the edge of a room is fine and a full lowered ceiling in a low room is not. We measure this at the site visit.
Why do gypsum ceilings crack in Malta?
Usually at the joints: boards fixed to a frame that moves with the slab above, joints taped with paper that was not bedded, or a skim that dried too fast in a Maltese summer. Movement joints where a ceiling meets a wall, a proper tape and three-coat finish, and letting the skim cure before the painter arrives are what stop it. A cracked joint on an existing ceiling is a priced small job.
Can I insulate the roof from inside?
Yes, and it is what Technical Document F assumes for a top-floor flat: a false ceiling under the slab with rigid insulation above it. The document sets a maximum roof U-value of 0.40 W/m²K for a new dwelling and 0.59 for a major renovation. A top-floor flat is the worst-performing dwelling type in Malta's energy tables, and the Regulator for Energy and Water Services has run a roof-insulation grant of 50% up to €1,000.
Plasterboard or traditional plaster?
Traditional lime and cement plaster over Maltese limestone is what a townhouse was built with, and it breathes. Plasterboard is faster, lighter, flatter, and hides services; a skim over old plaster keeps the wall. The site visit decides room by room, and the answer is often both.
Does a partition need the condominium's permission?
Not inside your own apartment, unless it touches a common part or the structure. Under the Condominium Act the slab between floors is a common part shared equally by the two owners, so a ceiling that hangs from it is fine but a ceiling that cuts into it is not.
Do gypsum contractors need a licence?
No. Plasterers were a founding trade of the Construction Industry Skill Card in 2016, but its regulations were still being drafted in 2026, and contractor licensing covers demolition, excavation and construction only. That is why every contractor on a job of ours is verified by CheckYourTraders, and why we stand behind the work.
Do you cover Gozo?
Yes. Contractors local to Gozo from the same verified network, so nobody is paying for a ferry to skim a wall.
Is the calculator a quote?
No. The whole-property figure is an honest number from a published rate card; the individual jobs are marked as quoted on site because Malta publishes no rate for them. A free site visit turns either into a fixed, itemised quote.
